A look at the TOPHOTELPROJECTS construction database shows that many developments are planned across the country, including three eye-catching projects in the capital.

In the years to come, the French hotel market will welcome 96 additional establishments and 15,485 rooms, according to our dedicated research team. Let’s see where these new hotels will open – and which projects should really be on your watchlist.

Hotel openings in France per year

In 2022, 40 new plans for 5,255 rooms should see the light of day across France. However, 2023 will be slightly calmer, with just 22 projects and 3,555 keys to complete.

The open rate will remain fairly stable in 2024, as there are currently 18 launches and 3,713 rooms in the pipeline. Finally, 16 other hotels and 2,962 keys are already in preparation for 2025 and beyond.

Of the 96 hotel projects we are monitoring across France, 58 will be in the four-star category, while 38 will be in the five-star category.

The main urban growth markets in France

Paris, the City of Light, will experience by far the most significant overall growth, with a full development program comprising no less than 30 hotels and 6,167 rooms.

The southern city of Nice comes far behind, with ten projects and 1,429 rooms on the books. Finally, Roissy-en-France, a well-connected community on the outskirts of the capital which is home to Paris Charles de Gaulle airport, will soon see the launch of eight properties with 2,081 rooms.

International hotel brands are developing in France

In terms of the most active hotel brands, Hilton Garden Inn leads the way with its tally of four hotels and 607 rooms.

Tribe, a new mid-range brand focused on design and modern service, will also launch four properties, but with just 406 rooms. And Sheraton Hotels & Resorts finished the top three, with a trio of projects and 977 keys on the cards.

Top upcoming hotel openings in France

The first interesting opening to note is Tours Duo Paris MGallery in the 13th arrondissement of the city. Scheduled to launch in early 2022, this 139-key hotel will be part of a large mixed-use complex consisting of two distinctive towers of 39 and 27 floors, as well as large gardens and green spaces accessible to the public. Guests can also expect to find a restaurant and terrace bar on-site.

A few streets away, the 140-key 1 Hotel Paris will open its doors by mid-2023. The new eco-luxury hotel Рa masterpiece of biophilic design Рwill include a restaurant, a coworking space, a gym and multiple outdoor terraces in the Paris Rive Gauche district near the Fran̤ois Mitterrand Library.

Finally, the iconic Montparnasse Tower is completely renovated – the controversial skyscraper will rise by 18 meters in height, giving way to a greenhouse and photovoltaic panels. A must-see hotel, scheduled to open in the second quarter of 2024, will occupy the 42nd to 45th floors, offering visitors a splendid view of the capital.
